What you make with the tools: free for commercial use

The results, tables and printouts you produce with the tools on this site (“your output”) are yours to use for any purpose, including commercial use, royalty-free and worldwide: in your own spreadsheets, reports, lease comparisons, listings or client documents. No attribution or credit is required.

Two limits: material by third parties that is listed on the credits page keeps its own licence, including any credit it asks for; and you may not copy, resell, mirror or repackage the site itself, its code, its calculators or its design as a competing tool or service, or use automated tools to copy the site in bulk or to overload it.

Not financial, investment, tax or legal advice

The calculators do arithmetic on the numbers you type. They do not know your market, your lender, your lease or your tax position, and they do not recommend, rate or approve any purchase, loan, lease or price. Definitions such as net operating income, cap rate, DSCR, CAM or “triple net” differ between lenders, appraisers, leases and countries. Rules about rent proration, security deposits, rent increases and lease terms depend on where you are and on your agreement.
